The 4 Steps to Encapsulate a Crawl Space
Step 1: Fix Groundwater Leakage
Install an efficient and reliable sump pump system with an airtight lid, pump stand, floor drain, and alarm system to protect the area against flooding.
Add buried downspouts to the gutter discharge lines to divert water away from the home's foundation. This protects the surrounding soils by keeping them drier and stronger.
Step 2: Isolate the House from the Earth
Install a durable and antimicrobial treated vapor barrier to stop water from flowing up or through the walls of your crawl space and protect against mold growth. You will also want to include a drainage system underneath the barrier to prevent water from pooling and collecting underneath.
Step 3: Seal out the Outside Air
Seal off all vents! There is no need for airflow in your crawl space. Install an airtight, watertight, and durable crawl space door that won't deteriorate or let unwanted critters and moisture inside.
Step 4: Keep the Crawl Space Air Dry
Even though the crawl space is now sealed off, it's inevitable that air will still infiltrate. Install a dehumidifier and air purification system to eliminate musty odors, prevent mold growth, and ensure dry and healthy air throughout.
